An 8-acre logistics plot that turned into a lake every rain. We re-graded the site and rebuilt its drainage, roads and utilities around one goal: trucks in and out in any weather.
The challenge
Northgate’s plot was flat in the wrong way — stormwater sat for days, the access track rutted under loaded trucks, and water and sewer lines crossed exactly where the drains needed to go.
The brief: a site that works in the worst week of the year — correct falls, drains with capacity to spare, and turning geometry a loaded trailer can actually use.

Levels first, everything else follows.
A total-station survey fixed the site’s low points; grading plans then gave every square metre a direction to drain. Roads were swept-pathed for trailers, utilities re-routed into one corridor, and a detention pond sized for the design storm. The setting-out model settled three level disputes before earthwork began.
First rains, zero ponding.
The first heavy storm after completion drained within hours, and dispatch logs show no weather delays since. The operator’s team now maintains the drains from the issued schedule without engineering help.
